The modular home builder does for you what a general home contractor does. The steps are very different, however, because the two construction styles are not the same. A traditional home contractor digs a foundation on your property, pours a slab, frames your home, finishes the interior, bricks the exterior, and maybe plants a bush or two. Modular homes are built in a factory. Each wall, door, and fixture is built and added to a room module inside a climate controlled building. There are no construction delays due to rain or snow. Modular homes are built to tolerances of computer controlled machines. Tradition homes are built to eyeball and chalk line tolerances. When building modular homes, the wiring, piping, and plumbing are installed in each module at the factory. With traditional construction, the plumbers and electricians must often wait until other trades finish their tasks before they can begin their own.

Traditional home building techniques require the raw materials to be shipped to the job site. Pallets of lumber often sit outside for months, absorbing rain and warping in the sun. The framed home is subject to rain, mold and mildew when it is without a roof. With modular home building, nothing is shipped to the job site until it is finished. Once the completed modules arrive, they are quickly and efficiently assembled in a matter of weeks, not months.

During modular home building, each completed room is lifted into place with a crane. It is fastened to the foundation and to the adjoining modular home units. The connection of the water and electric utilities may be accomplished by having a single plumber an electrician on site. Remember, all the wiring and piping of your modular home was installed at the factory, and inspected by certified building inspectors.

Landscaping may or may not be a part of your modular home building package. You should ask whether any is provided. If not, it is easy enough to do it yourself. After all, you can save substantial amounts of money by having a modular home builder construct your next home.
