How do modular home prices compare to those of traditional homes? Many sources report that modular prices are less than comparably sized traditional homes! Modular homes are houses in which each room or area is built in a factory under closely monitored conditions. When the modules for a house are complete, they are shipped to the permanent site. There they are assembled like building blocks to form a brand new, attractive home. The modular home price savings have to do primarily with the specialized construction process.

The manufacturer doesn't have to maintain a huge inventory of raw materials and parts. He knows how much of each material will be needed daily, and can have that shipped just in time. He orders enough materials for many houses at once, and can therefore negotiate lower prices for the raw materials. Having less inventory in storage and lower raw material costs help to lower modular house prices.

Modular home rooms are cut and assembled using computer controlled machines. These are programmed to minimize waste, and to get the most parts out of a piece of wood as possible. There is a large savings in manpower and payroll as well. Fewer workers are needed to supervise the assembly machines, and therefore fewer supervisors are needed to oversee the workers. These savings can decrease prices for modular homes.

Plumbing, piping, wiring, and other fixtures are built into each module as it is assembled. There is no need for plumbers and electricians to crawl around a framed house running pipes and wires, and getting in each other's way. These modular installations of wires and pipes are verified by factory building inspectors. Plumbers and electricians are only needed at the very end of the process when the modular home is being assembled on the site. This type of prefabrication creates further savings in the modular home price.

When all the pieces of the modular home are done, they are shipped to the customer's property. The bottom pieces are fastened to a ready-made foundation containing fasteners that match those on the modules. Upper modules are added with a crane, and attach seamlessly to the lower units. The total assembly time is measured in weeks, as opposed to months with the lumber house building method.

Modular houses offer as much or even more than traditional homes, often for a lower price. There are many ways that modular home builders can save during the creation and assembly process. These savings result in lower modular home prices for you.
