Water damage restoration is the procedure that is followed when the fabric of a building is refurbished and renewed after any serious water contamination. The description relates to a number of important processes that include the cleaning of both the interior and the exterior of a building and the total rebuilding of very badly damaged structures.
The government of the United States does not have any policies with regard to the formulation of any set restoration procedures, but two important institutions recommend a set of standard guidelines for this work. One of the institutions is the IICRC and the other is the RIA. The IICRC’s standard is the S500. The majority of restoration companies follow the IICRC recommendations as they are based on sound restoration principles, reliable research and a wealth of experience gained from many years of practical work from a variety of sources.
The data is collected from such diverse sources as local and international trade associations involved with restoration work, scientific organizations, chemical companies, equipment suppliers, insurance companies and trades professionals with expertise in the field of restoration. The S500 standard is constantly under review so that it keeps pace with new technology, processes and testing procedures.
A set of practical standards have been provided for the restoration of water damaged buildings, houses and various other constructions where special precautions are needed.
The materials affected by water pollution will be documented by professional restorers who will use established pricing structures to arrive at the correct value of any materials belonging to a building, that have been lost.
In order to inspect any damage, specialised water sensing equipment, such as sensitive probes and a range of infrared sensors, are used to detect the sources of the damage and exactly how widespread it is.
The actual restoration process, which will include drying the building out, sanitizing all cross contaminated or affected areas then deodorizing the materials in these areas, may now begin. Upon completion of this work, the specialized damage measuring apparatus can now be utilized. The equipment includes such tools as dehumidifiers, air movers, air scrubbers, systems for drying wooden floors and drying devices for below floors. After approximately two to three days, during which the appliances are left in the building, a re-evaluation takes place in order to monitor the results of the drying process. Any equipment not needed after this check, is removed in order to minimize charges.
Restoration personnel are frequently required to work surrounded by the owners personal possessions. Such effects may include items like books, furniture, electronics and anything else that has sustained water contamination. To move these items around is known as contents manipulation. A per hour charge is often levied for this service. The house contents themselves often require treatment from the effects of damage by water.
Once moisture content, humidity and temperature have been brought under control, all apparatus would be removed and the restoration procedure would have been completed. Many homeowners, building supervisors and property managers use their own people to recover their premises for financial reasons but, in the long run, hiring professionals is highly recommended.
