There are three common ways to help clean and maintain your grout: Steam cleaning, color staining, and color sealing grout. After researching the three methods I found one is far superior to the others.
* Grout is very porous and acts like a sponge. Cleaning the grout alone will remove some of the stains but will not clean the stains that have deeply penetrated the grout. Steam cleaning will actually damage the grout, thus causing the grout line to become more porous and further prone to stains.
Another choice to repair dirty grout is to color stain the grout. This process is a quick fix to the overall problem. Color staining grout will make the grout look new again, but does not seal the grout lines. Therefore, the grout continues to be very porous when using the method of color staining. Staining the grout alone can allow for bacteria and other liquids to penetrate the grout; causing the grout to discolor, crack and sometimes cause a bad odor.
* The best way to properly avoid the above issues would be color sealing the grout. Color sealers both re-color the grout and seal the grout lines from bacteria and stains. With a quality color sealant you can custom color match the grout to any shade of tile or stone. When done properly, this is a permanent solution to cleaning dirty grout! A sealer will fill in all the porous areas of the grout and prevent the grout from deteriorating. Once the grout is sealed, cleaning is a cinch! A basic household cleaner such as dish soap, Mr. Clean, Spic and Span etc. will do the job! You simply wet mop the floor with a mild cleaner and then dry the floor with an old towel.
In closing, grout stains and color sealers will give your dirty grout a great look, but only one will last and protect the life of the grout. A quality professional color grout sealant offers a permanent solution to dirty grout lines. If you go with a color stain for your grout be prepared to have similar problems that you are having now in just a few short months.
